Rent out your Home or Cabin Tax Free
Under IRC §280A(g), if a personal residence is rented less than 15 days per year, the rental income is tax-free.
- No need to report the income on your return.
- No loss allowed if there’s a net rental loss.
Rent out to another Individual
Rent your home to someone for a short-term private event such as:
- Personal or Social Events
- Filming & Photography
- Event overflow (State Fair Parking)
- Retreats or Workshops
- Temporary Housing
S-Corps, Partnerships, and C-Corporations
Rent your home to your business. This can only be done if your business is a S-Corp, Partnership, or a C-Corporation filing a separate tax return for your business. If you are a schedule-c filer please see the Business use of home Strategy.
Business Use:
- Board meetings
- Staff retreats
- Client appreciation events
- Planning Sessions
Document & Protect the Deduction:
- Use a written rental agreement
- Document the FMV of rent
- Have board minutes or an agenda
